Terms of Service
Last updated October 5, 2026
These terms cover your use of Shownroom: the website, the app, and the property pages and films you make with it. Please read them. They include limits on our liability.
1. The agreement
These terms are an agreement between you and Shownroom (“Shownroom”, “we”). By creating an account or using Shownroom you agree to them and to our Privacy Policy. If you use Shownroom for a team or brokerage, you confirm you’re allowed to accept these terms for it. If you don’t agree, don’t use Shownroom.
2. What Shownroom does
Shownroom helps real estate agents and teams turn listing photos into listing films, publish property pages, take showing requests and questions from buyers, and keep track of leads and showings, including from a connected Google Calendar. Features may change as we improve the service. Some are in early access and may change or stop.
3. Your account
- You must be at least 18 and give accurate account information.
- Keep your sign-in secure. You’re responsible for what happens under your account.
- Tell us at hello@shownroom.com if you think someone else has used your account.
4. Your content
You keep ownership of what you upload and enter, such as listing photos, details and descriptions (“your content”). You give us a worldwide, non-exclusive, royalty-free license to host, copy, process, adapt and display your content only as needed to run Shownroom for you. That includes sending it to our AI providers to make your films, and showing it on your public property pages. The license ends when you delete the content or your account, apart from copies others have already downloaded or shared and routine backups.
You confirm you have the rights to everything you upload, including permission from the photographer and the seller where needed, and that publishing it doesn’t break any law, MLS rule or brokerage policy.
5. AI-made films and text
Films, captions and descriptions are made with AI from your content. You may use the films we make for you to market your listings, including on MLS, portals, social media and your own website.
AI can get things wrong: a room may be mislabeled, a caption may be inaccurate, or a generated clip may not match the home exactly. Review everything before you publish it. You’re responsible for making sure your marketing is accurate and follows fair housing, advertising and MLS rules.
6. Property pages, leads and showings
Property pages are public. Anyone with the link can see them, and buyers can use them to book showings and ask questions. Bookings and questions come to you as leads.
You’re responsible for how you contact and treat leads: following up lawfully, getting any consent required before calling or texting (for example under the TCPA), honoring opt-outs, and keeping showings you accept. Shownroom offers times based on your connected calendar and existing bookings, but you should confirm each showing. We aren’t responsible for missed, double-booked or disputed showings.
7. Google Calendar and other connections
When you connect Google Calendar or another service, you let Shownroom access it as described when you connect and in our Privacy Policy. Your use of that service stays under its own terms. You can disconnect at any time in Settings. We aren’t responsible for other services or for changes they make that affect Shownroom.
8. Acceptable use
Don’t use Shownroom to:
- Publish listings you aren’t authorized to market, or content that’s false, misleading or discriminatory.
- Upload content you don’t have the rights to, or that’s unlawful, harmful or infringes anyone’s rights.
- Send spam or contact people without the consent the law requires.
- Break, overload, probe or get around the security of Shownroom, or access other people’s data.
- Scrape, copy or resell the service, or use it to build a competing product.
- Open more than one account, or use someone else’s card, to get more free films.
We may remove content or suspend accounts that break these rules.
9. Film credits and payment
Making a listing’s AI film uses one film credit. Everything after that for the same listing, such as re-edits, the vertical reel, the MLS cut and furnished rooms, doesn’t use another, and a Quick film never uses one. Prices are shown in US dollars on our pricing page and at checkout.
Before we analyze photos or make any film, your account needs a card on file. Saving one costs nothing. The first time a card is saved on Shownroom it brings one free film credit: each card gets it once, across all accounts, and prepaid cards don’t. We can change or stop the free credit at any time, and withhold or remove it where we see it misused, for example through several accounts.
- Credits are a one-time purchase. There’s no subscription, and nothing renews or charges you again unless you buy more.
- Payments are processed by Stripe. We never see or store your full card number. You authorize the charge when you complete checkout, and your bank may ask you to confirm it.
- Credits don’t expire while your account is open. They have no cash value and can’t be transferred, resold or exchanged for money.
- If a film can’t start because of a problem on our side, the credit goes back to your account automatically.
- Re-edits reuse the AI video already made of each room, so changing the room order, captions, style or end card doesn’t make it again. A room’s video is made again only when you change its photos. Each listing’s AI video has a limit; past it, new or changed rooms use photo motion.
- A price change never affects credits you’ve already bought.
- If you dispute a charge with your bank, we may remove the credits it bought and put your account on hold until the dispute is resolved. To answer it, we share the relevant records with Stripe and your bank, such as when you accepted these terms, signed in, bought credits and made films.
10. No refunds
All purchases are final, and we don’t offer refunds. That covers credits you’ve used and credits you haven’t, films you’re unhappy with, and credits left when your account is closed or suspended. Your first film is free so you can see what a credit makes before you buy one, and re-edits are free (see Film credits and payment) so you can fix a film rather than pay again. This doesn’t limit any right to a refund that the law gives you and that can’t be waived.
11. Our property
Shownroom itself, including its software, design, brand and the templates and tools used to make films, belongs to us and our licensors. These terms don’t give you any rights to it beyond using the service. If you send us feedback, we may use it without owing you anything.
12. Ending your use
You can stop using Shownroom and ask us to delete your account at any time by emailing hello@shownroom.com. We may suspend or end your access if you break these terms, if we’re required to by law, or if we stop offering the service, and we’ll give notice where we reasonably can. Unused credits end with your account and aren’t refunded. Sections that by their nature should survive, such as content rights, disclaimers, limits of liability and disputes, continue after your account ends.
13. Disclaimers
Shownroom is provided “as is” and “as available”. To the fullest extent the law allows, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose and non-infringement. We don’t promise that Shownroom will be uninterrupted or error-free, that AI-made content will be accurate, or that it will produce any number of leads, showings or sales.
14. Limits of liability
To the fullest extent the law allows, Shownroom won’t be liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, commissions, revenue, data or goodwill. Our total liability for any claim about Shownroom is limited to the greater of what you paid us in the 12 months before the claim and US$100.
15. Indemnity
You’ll defend and compensate Shownroom against claims, losses and costs (including reasonable legal fees) that come from your content, your listings and marketing, how you treat leads, or your breaking these terms or the law.
16. Governing law and disputes
These terms are governed by the laws of the State of California, without regard to its conflict-of-laws rules. Disputes will be heard in the state or federal courts located there, and you and we agree to their jurisdiction. Before filing a claim, please email hello@shownroom.com so we can try to resolve it informally.
17. Changes to these terms
We may update these terms. We’ll change the date at the top and, for material changes, tell you by email or in the app before they take effect. Continuing to use Shownroom after that means you accept the new terms.
18. General
These terms and the Privacy Policy are the whole agreement between you and us about Shownroom. If part of them can’t be enforced, the rest still applies. Not enforcing a right isn’t a waiver of it. You can’t transfer these terms without our consent. We may transfer them as part of a merger or sale of the business. Contact us at hello@shownroom.com.
